Mulk Listing Policy

This policy protects listing quality and reduces misleading and fake content on Mulk.

1. Who may publish?

A property owner, real-estate office, authorised agent, company, developer, chalet owner, or chalet manager may publish. The advertiser must state their role accurately.

2. Required information

Provide the minimum details appropriate to the property category. Fields may differ for apartments, chalets, developments, and other property types.

  • Property type and purpose: sale, rent, or chalet.
  • Price, currency, city, and area.
  • Area, clear description, images, and key features.
  • Contact details and advertiser role.

3. Accuracy

Information must be accurate, current, relevant, and not misleading. Artificially low or false prices are prohibited. Update or remove a listing when the property is unavailable.

4. Images

Use genuine, current property images wherever possible.

  • Do not use another property’s images deceptively or copy others’ images.
  • Do not edit images in a way that materially changes the property’s reality.
  • Do not present generated images or future concepts as current reality.
  • Renders for projects under construction are allowed when clearly identified as design visualisations.

5. Image rights

By uploading images, advertisers confirm ownership or permission to publish. They are responsible for appropriate permission when identifiable people appear.

6. Ownership and advertiser role

Agents and offices must not claim to own a property. Mulk may request identity, ownership, authorisation, licensing, or project information. Not requesting a document does not mean Mulk verified ownership or legality.

7. Duplicate listings

Mulk may remove or merge duplicates that harm search quality. Multiple listings may be allowed where genuinely different parties offer the same property.

8. Prohibited listings

  • Fake, fraudulent, or deliberately misleading listings.
  • Content unrelated to a real property or intended only to collect user data.
  • Unlawful content or infringement of others’ rights.
  • Harmful links or files, abuse, or inappropriate content.

9. Review

Mulk reviews listings before publication and may check image quality, completeness, implausible statements, duplication, and policy compliance. Review is not a legal inspection or final ownership verification.

10. Edits

Advertisers may edit listings. Material changes may require another review before publication.

11. Duration and ranking

Listings currently have no fixed expiry, but older listings may rank lower and Mulk may later request availability confirmation.

12. Reporting

Users may report unavailable, misleading, disruptive duplicate, fake, or non-compliant listings. Mulk may contact the advertiser or suspend the listing during review.

13. Chalets

Chalet listings should state price, capacity, facilities, pool information, privacy, location, and available booking terms. Booking, payment, cancellation, and confirmation remain between the user and chalet operator unless Mulk expressly offers another service.

14. Marketing consent for listing images

Marketing consent is optional and separate from mandatory acceptance of the Terms, Privacy Policy, and Listing Policy. It must not be required to publish a listing.

  • Consent permits listing images and information to promote the property or Mulk through digital channels and paid campaigns.
  • Mulk may crop, resize, or add text or branding without misrepresenting the property.
  • Personal names, phone numbers, and portraits require separate consent.
  • Ownership remains with the rights holder; Mulk receives a non-exclusive right for the stated purposes.
  • Future consent may be withdrawn through privacy@mulk.ps without retroactively invalidating prior authorised use.
